Florida Statewide Market Overview | June 2026

Florida's housing market continued to show positive momentum as we reached the halfway point of 2026, with both single-family homes and condos posting year-over-year gains in closed sales. While the headline numbers appear strong, it's important to recognize that June 2025 was an unusually slow month for sales, making this year's percentage increases appear larger than they otherwise would have been. Even so, buyer activity continues to improve, with 2026 sales trends closely resembling those seen in 2023 despite mortgage rates remaining around 6.5%.
Closed sales of single-family homes increased 9.3% compared to June 2025, while condo and townhome sales rose 14.0%. Although much of this growth reflects last year's weaker comparison period, both property types continue to outperform 2025 levels, signaling that buyers remain active despite today's financing costs.
On the supply side, new listings of single-family homes remained remarkably consistent with the past several years, while new condo and townhome listings continued to trend lower. Active inventory also declined for both property types, with single-family inventory down 16.0% year over year and condo and townhome inventory down 14.3%. This marks the first sustained slowdown in inventory growth since 2020 and suggests the market is gradually moving back toward a more balanced supply.
Home prices also continued to strengthen. The statewide median sale price for single-family homes increased 4.9% year over year to $432,000, representing the strongest annual price appreciation of 2026 and reinforcing the price stability that has characterized Florida's market since 2022. Condo and townhome prices also edged higher, increasing 1.7% to a median of $305,000.
Overall, Florida's housing market remains healthy, with steady buyer demand, moderating inventory levels, and stable home values. While buyers currently have greater negotiating power in many local markets, conditions continue to vary by community, making local market expertise more valuable than ever.

The Tampa–St. Petersburg–Clearwater MSA housing market continued to show encouraging signs of stability in June 2026 as we moved into the heart of the summer selling season. Single-family homes experienced stronger pricing, faster sales, and tighter inventory, while the condo and townhome market continued to offer buyers more choices despite improving demand. Compared to the beginning of the year, both market segments have strengthened, although inventory remains more favorable for buyers in the multifamily sector.
In the single-family home segment, the median sale price climbed to $424,000, up 3.6% year over year and nearly 10% higher than January's $386,500 median sale price. Inventory remained balanced at 3.8 months, while homes went under contract in just 34 days, the fastest pace we've seen so far this year. Although new listings were down slightly from last June, sellers continued receiving a higher percentage of their asking price, reflecting healthy buyer demand for well-priced homes.
The condo and townhome segment also showed encouraging signs of improvement. The median sale price increased 1.0% year over year to $272,500, while inventory declined to 6.4 months, its lowest level so far this year. New listings increased 8.5%, providing buyers with fresh inventory, and cash sales jumped 28% year over year, highlighting continued interest from investors, second-home buyers, and downsizers.

  • Months Supply of Inventory: 3.8 months, down from 4.4 months in June 2025 and essentially unchanged from January's 3.9 months, reflecting a balanced market.
  • Median Sale Price: $424,000, up 3.6% year over year and nearly 10% above January's $386,500, continuing the steady appreciation seen throughout the first half of 2026.
  • Median Percentage of Original List Price Received: 96.6%, up from 96.2% a year ago and improving from 94.8% in January, indicating sellers continue to receive strong offers.
  • Median Time to Contract: 34 days, down from 35 days a year ago and significantly faster than January's 50 days, demonstrating stronger buyer activity entering summer.
  • New Listings: 4,425, down 1.9% year over year and modestly below January's 4,855, suggesting listing activity has remained relatively consistent.
  • Cash Sales: 819 transactions, down 7.4% year over year, but up substantially from 608 in January, reflecting stronger seasonal buying activity.
Townhomes and Condos
  • Months Supply of Inventory: 6.4 months, down from 7.0 months a year ago and improving from 6.8 months in January, indicating inventory is gradually tightening.
  • Median Sale Price: $272,500, up 1.0% year over year, though still below January's $285,517, showing continued pricing adjustments despite improving demand.
  • Median Percentage of Original List Price Received: 93.6%, down slightly from 93.8% last year but improving from 92.9% in the spring, reflecting a healthier negotiating environment.
  • Median Time to Contract: 59 days, up from 54 days a year ago but generally consistent with recent months, indicating a steady pace of buyer activity.
  • New Listings: 1,601, up 8.5% year over year, though still below January's 2,159, providing buyers with fresh inventory entering summer.
  • Cash Sales: 605 transactions, up 28% year over year and a significant increase from 403 in January, highlighting strong demand from cash buyers.

June's data suggests the Tampa Bay housing market continues to move toward a healthy equilibrium. The single-family market remains resilient, supported by stable inventory, rising prices, and faster contract times, while the condo and townhome market is benefiting from improving demand and gradually tightening inventory. Compared to the beginning of the year, buyer activity has strengthened across both segments, creating opportunities for well-prepared buyers and sellers as we head into the second half of 2026.
