Florida & Tampa Bay Market Update

The Big Story

Florida Statewide Market Overview | September 2026

Florida's housing market continued to moderate in September as elevated mortgage rates put additional pressure on buyer activity. Closed sales of single-family homes declined 3.5% year over year, marking the second consecutive month of annual sales declines. New pending sales also fell more than 7.5%, suggesting that higher borrowing costs may continue to influence sales activity as we approach the end of 2026.

The condo and townhome market demonstrated greater resilience, with closed sales remaining virtually unchanged compared to September 2025. New pending sales declined approximately 3.5%, a considerably smaller decrease than the single-family market. The relative affordability of condos and townhomes, along with ongoing adjustments to Florida's condominium reserve requirements and regulations, appears to be helping stabilize this market segment.

Despite slower sales activity, inventory levels and home prices remain relatively stable. The statewide median sale price for single-family homes increased approximately 1.2% year over year to $415,000, marking the seventh consecutive month of annual price appreciation. Meanwhile, the median condo and townhome price declined nearly 2% to $293,500, continuing a pattern of relatively modest price fluctuations throughout the year.

One of the more encouraging trends continues to be the strength of Florida's higher-priced housing market. Total dollar volume of closed single-family sales increased nearly 7% year over year, while condo and townhome sales volume rose approximately 8.5%. This growth reflects stronger performance among luxury and upper-priced properties, even as sales activity across more affordable price ranges remains constrained. Through September, total sales dollar volume was up more than 10% for single-family homes and 13% for condos and townhomes compared to the same period last year.

Overall, Florida's housing market enters the final quarter of 2026 with slower sales momentum but continued stability in inventory and property values. While higher mortgage rates remain a challenge for many buyers, the market has demonstrated resilience, particularly in the luxury segment. As always, conditions vary considerably by location and property type, making accurate pricing, thoughtful marketing, and local market expertise especially important for buyers and sellers navigating today's market.

Local market conditions can vary, so it's important to evaluate trends at the neighborhood level. If you’d like to explore what these trends mean for your real estate goals, whether you’re buying, selling, or just keeping an eye on the market, I'm always here to help!

Quick Take — September 2026 Market Overview

October 2026 Newsletter | Tampa–St. Petersburg–Clearwater MSA

The Tampa Bay housing market continued to demonstrate signs of stabilization in September 2026, although conditions remain noticeably different between single-family homes and townhomes/condos. Single-family prices edged higher compared to last year, while the condo and townhome market experienced continued pricing pressure. Inventory levels remain relatively steady, and buyers continue to have negotiating opportunities, particularly in the condo segment.

In the single-family home market, the median sale price reached $400,000, representing a modest 0.5% increase year-over-year, although down 2.4% from August's $410,000. Homes took a median of 41 days to go under contract, compared to 43 days last September. Inventory remained relatively balanced at 4.0 months, while new listings declined 1.6% from a year ago. Sellers received a median of 96.0% of their original asking price, suggesting that appropriately priced homes continue to attract buyers. Cash transactions accounted for 25.6% of closed sales, up from 24.8% last year.

The townhome and condo market continued to face greater challenges. The median sale price declined 2.5% year-over-year to $253,500, also falling 7.5% from August's $274,000. However, there were some encouraging signs: median time to contract improved to 60 days from 66 days a year ago, and inventory declined slightly to 6.3 months from 6.5 months. New listings increased 6.5% year-over-year, providing buyers with additional choices. Cash transactions represented 52.4% of closed sales, highlighting the significant role cash buyers continue to play in this segment.

Single-Family Homes:

  • Months' Supply of Inventory: 4.0 months, down from 4.1 months in September 2025, but up slightly from 3.9 months in August 2026.
  • Median Sale Price: $400,000, up 0.5% year-over-year, but down $10,000 (2.4%) from August. Compared to January's $386,500, prices remain approximately 3.5% higher.
  • Median Percentage of Original List Price Received: 96.0%, up from 95.1% a year ago, but slightly below August's 96.1%.

  • Months' Supply of Inventory: 6.3 months, down from 6.5 months in September 2025 and unchanged from August 2026.
  • Median Sale Price: $253,500, down 2.5% year-over-year and $20,500 (7.5%) from August. Compared to January's $285,517, prices are approximately 11.2% lower.
  • Median Percentage of Original List Price Received: 93.2%, improving from 92.6% last year, but slightly below August's 93.4%.
  • Median Time to Contract: 60 days, improving from 66 days last September and seven days faster than August's 67 days.
  • New Listings: 1,474, up 6.5% year-over-year and 5.1% from August's 1,402 listings.
  • Cash Sales as a Percentage of Closed Sales: 52.4%, up considerably from 44.7% last year and 49.6% in August.

Bottom Line:

September's housing data reinforces the importance of understanding the differences between Tampa Bay's residential property segments. Single-family homes continue to demonstrate relative price stability, with modest annual appreciation and improved contract times compared to last year. Inventory remains manageable, and sellers who price competitively are generally maintaining stronger negotiating positions.

The townhome and condo market presents a different picture. Despite improvements in contract times and slightly lower inventory, declining median prices and a higher proportion of cash transactions suggest that affordability, financing considerations, and carrying costs continue to influence buyer decisions.

For buyers, the current environment offers opportunities to negotiate, especially within the condo and townhome segment. For sellers, realistic pricing, property condition, and an effective marketing strategy remain essential to attracting qualified buyers.

As we move into the final quarter of 2026, the Tampa Bay market appears to be finding a more sustainable balance. Still, success will continue to depend heavily on property type, location, condition, and pricing.
